Tenant Screening

Proper tenant screening is one of the most important property management responsibilities. Thorough screening can prevent damages and loss of rent. We conduct extensive screening on all tenants including credit and criminal background checks, employment, income and rental history verification. We handle every aspect of keeping your investment property rented with little or no vacancies.

Rent Collection

Having a successful investment property requires timely rent collection. We provide online resident & owner portals that allow electronic rent collection and direct deposit owner payments. We make sure that rents are collected on time, every time so you don’t have to worry about rent showing up in your bank account.


We coordinate all property maintenance and repairs. We make it easy for tenants to submit maintenance requests via our online tenant portal, email, text or telephone. We conduct move-in and move-out inspections and handle all make-ready preparations. We can share non-emergency maintenance decisions with the landlords. We ensure that all maintenance issues are addressed in a timely manner.

Financial Reporting

Our online portal provides owners with detailed financial reports. We provide monthly and year end owner statements. We make it easy to keep track of your investment.


We do inspections between tenancies to document the condition of your property. Active property management can prevent minor lease infractions from escalating into major violations resulting in damages. Proper management and tenant selection makes evictions a very rare event.

No Set Up Fees
Monthly Management Fee: 8% (Of a Full Month’s Rent).
Tenant Placement Fee: 80% (Of a Full Month’s Rent)
Lease Extension Fee: 10% (Of a Full Month’s Rent)
All other expenses are pass-through (without markup)
